  1. First, we want to meet you and see your property, take extensive notes and pictures, and listen to what you have to say. We like to understand what your goals are, what your time frame is, what are your expectations.
  2. The second, and most important thing we do for you and your property is to set the price for your property at what we believe to be your “Sweet Spot”. We spend hours combing through and reviewing all current (within at least the last 6 months to a year) sold properties, properties under contract and active listings that are within your area and that are “like kind” to your property. It is utmost important for you to have confidence in us as a professional and to know that we understand your market and what has been taking place within your market. We then take this information, along with your goals and expectations and come back to meet with you to discuss where we “all” believe would be a realistic price to list your property or what we call your” Sweet Spot”.
  3. If necessary, we will then help you with an “Action Plan” of items that can be anything from repairs to rooms that need to be cleaned out, painted, grass cut, hay baled etc.
  4. Once the “Action Plan” has been completed, we will come out and provide, at no cost to you, our staging services. With your permission, we will come into your home and stage it to look what we call “Show Ready”. We discuss how a home that looks “Show Ready” might be different from the way you like it to be if you are living in the home. A home that is “Show Ready” might have less clutter, be minimalistic, light, airy, simple. We like to showcase your “elements” such as stone counter tops, wood floors, tongue and groove paneling, iron, copper, shiplap, beams, special doors, windows, lighting, special fixtures etc. We believe it is the natural elements that standout and make a difference to a buyer.

  1. Once the Staging is complete, your property is ready for our professional photographer to come and take pictures, perform an in-home video and when applicable, a drone video of the outside of the property with aerial views and in some instances – locate markers.
  2. Once we have all the listing paperwork completed and signed, pictures, video, and drone tour complete, we are ready to “Go LIVE” with your listing.
  3. We will share with you when we come back for your second visit, our marketing practices in detail. Since we sell both homes and land, we have a very diverse marketing platform that covers both. Depending on your property, your listing will be featured in both our residential and land websites and our “Specialty sites”. Our marketing package is always “property specific” – if we believe there is something more, we can do to sell your property, we look at all marketing options for each property.
